Basler,
I do faced the same problem earler. There are two ways of addressing this issue..
1) Running ESEUTIL tool on exchange DB and do a defragmentation once every employees download thier emails from the server to local .PST files. This will reduce the DB size to the actual size.
Disadvantage with ESEUTIL is that a) during defragmentation Exchange Information store has to be OFFLINE. b) Some times due to inconsistancy in the DB defragmenatation can even fail. c) Time for Defragmenatation will be high ( if its 100 Gb then it may go till 10 hours and so )]
Download employees emails to .PST files. Create one more Mailbox Store and start moving the mailboxes to the new mailbox store. Point the Edb and Stm file of the new new mailbox store to a different location (not to the same folder where the EDB & STM files of the excisting mailbox store is locating)
Advantages : No down time required, No risk of DB corruption, Can do this activity online without any downtime, will have the actual mailbox size reflected, NO RISK INVOLVED.
Disadvantage: Need to close the mailbox which are getting moved, Co-ordination required between Exchange Admin and employee for movement.Note: Once you move all the mailboxes to the new mailbox then please go the same folder where the older mailbox store edb & stm files are stored and delete those.

My current disk space is now only had 9GB (total 101GB) due to almost of user's mailbox stored emails un to 4GB. I asked them to delete old emails from mailbox. They did deleted most of old emails from their mailboxes and the mailboxes were reduced to 300MB. Do you know how long it take for Exchange server to update these free RAM? I went back to Exchange server and still swa my Exchange server disk space is 9GB. Where are the free RAM that my users deleted from their mailbox? My Exchange server will be crash if I can not resolve this big problem.
